We provide both Corporate and Individual clients with a team of experienced professionals that provide diverse corporate real estate services, including strategic planning, property acquisitions and re-sale, project development, leasing, financing and transaction engineering. We offer our clients additional services to help manage the process of evaluating real estate choices and executing pre- determined real estate plans. Our Approach to real estate projects is to listen to our clients' needs and understand now we can help them achieve objectives.
Marketing
Hence we deal on Real Estate, we encourage our marketers to go on DIRECT marketing to enable the would be client know the Company, the office, the Management and staff and the various estates open for marketing for a better decision making.
We have two categories of marketers:
1.Landlord marketers: these are existing landlords in our various estates who have bought land in our estates and have seen our quality services delivery, transparency and high level of professionalism and integrity, they therefore can market and take rebate from sales made in any of our Estates.
2.Independent marketers: these are marketers that were introduced by our landlords and they earn 10 percent in every sales made.
Land Sales
Our plots of land are measured with the prevailing standard size of 60ft by 120ft. In Hythec we have regular sales and promo sales. In both sales, there is no refund of money after complete payment has been made.
The regular sales are the normal sales made in all our estates on daily basis, and it has durations for completion of payment to also enable the marketer earn his/her rebate.
Note that qualification to collect rebate is based on fulfilling the above stated conditions of payment.
Promo Sales
Our promo sales are the sales published with a reduction of money from the original selling price. Promo sales always have terms attached to it. The said terms have to do with TIME and SPACE.
Time
It has a limited time and failure to complete payment within the time frame, will give the buyer the choice of either settling for the ones covered by the payment he/she has made in the case of more than one plot or buying the remaining ones at the new price. But where it is one plot, the buyer is left to choose either to complete the payment with the new prevailing price or call for refund.
Space
Whenever the space available for the promo sales finishes even when the time for the promo has not ended, due to none availability of space, the promo will elapse.
After Sales Services
After the completion of payments, physical allocation of land is made, our clients are requested to commence processing of their land documents. IMPORTANT to note is that while processing their documents, our clients are also requested to start developing the said plots of land. This is because landowners are requested to clear the vacant space and commence development of the land on or before two years of purchase,
Where the client bought the land for the purpose of selling it back, he/she is requested to fence a 7 coaches wall round the said property in order to take possession. After the duration of two years and the client is not able to develop the said property, he/she is advised to dispose it to someone who would develop same. Security of land is a serious matter and therefore, Hythec WILL NOT be held liable to any property not developed after (5) five years of purchase.
Re-Sale Of Property
When once purchase is made and payments completed and physical allocation of the said land is made, the said property then solely and wholly belongs to the buyer and he/she can dispose same at will. When such property (s) is disposed, the old owner should bring the new buyer to Hythec office for formal change of ownership, with the payment of a prescribed fees.
Relocation Process
In Hythec, we always tell our clients that the real owner of any allocation is the person who begins to develop same. Whenever anyone who is within the same estate indicates interest to start building but discovers that his/her allocation is inside, he/she is only required to indicate interest for relocation, the management will relocate the person after fulfilling the necessary conditions for relocation, l.e readiness to start building. Whenever the other person now wants to build, he/she will in turn be relocated to a new plot (s) of land within the Estate as the case may be. This exercise is aimed at bringing development to the Estates in order to avoid either Government or any other form of encroachment.
Buildings
The management of Hythec after series of consultations decided that in all our estates we should have UNIFORM building plans, allowing our clients to a wide range of choice of making changes in the inside. We have basically two types of buildings, A storey building and Bungalows of either two bedroom, two bedroom commercial, three bedroom, three bedroom commercial, four, five and six bedrooms respectively
Next Of Kin
The concept of next of kin in Hythec is not necessarily who inherits deceased property, rather, it is aimed at getting the contact of somebody whom the office can always contact where the landlord's contact becomes difficult, therefore our clients are requested to fill adult as next of kin not children.
Project Development Account
This is a scheme put in place to help people with small savings, they are required to regularly pay in money into the account the company opened for them. The client will after six months or one year as the case may be reconcile account, if he/she has contributed up to 80% of the total or sub-total project sum, the company will make up the balance of the remaining 20% in material terms, which the client will later pay back on or before six months duration.
Rewards Methods
The company has series of reward system for both our marketers to encourage them in their marketing stride, to our landlord's to encourage them to build and take possession of their properties, and to our staff, to motivate them producing outstanding results.
Marketers
In Hythec, we build in all our marketers' interest into our profit, thereby creating a uniform price system for our properties in all our estates. The said property MUST be sold at the company's prevailing price, the marketer will then be rewarded after such sales, and at the end of each year, another award of merit to recognize marketers who distinguished themselves within the year is also made,
Landlords
We reward our landlords to encourage them build their houses, sometimes we give them free building materials in a promo like manner and sometimes a cash reward as well. This reward to landlords however, is not open ended, It has time limit.
Development
It is the duty of the company to develop, manage and maintain all the estates in collaboration with landlords in all: the estates, basically, the access roads and electricity in all the estates is our top priority. To achieve this every Landlord is therefore required to be paying annual development levy of ten thousand Naira per plot, however, this payment will stop as soon as the landlord completed his/her project in that estate.
Other fees
Fees like Foundation, Family Receipt, Fence, Roofing & Youth etc are royalties accruable to the family and the company plays a middle man role in between, to make sure that our clients are treated very well, and whenever these payments are made, the landlord is free to start construction without any disturbance.
Buy Back
The Company does not buy back any property from our clients, however, the Company gives soft interest-free loans to our clients to solve their immediate financial problems. The only requirement is to make deposit of the original purchase receipt, and an application for the said loan. If after six months and the said landlord is not able to refund the said interest- free loan, the company will refund the said landlord the balance of the property based on the purchase receipt price. This process is aimed at helping our clients solve their financial problems and as well discourage them from giving away their properties at cheap prices. Good to note however, this loan is only given when fund is available.
Social Responsibilities
We are eco-friendly as we do encourage our clients to plant rees in areas where trees have been removed. We repair community roads, and help in replacements of falling electric poles.
